international brands that make their HQ home here including CSR, AbiGroup, Smith’s and
Pepsi. Overall, the average weekly family income is $2100 – making Chatswood one of the
more cash liquid suburbs of Sydney!

Entertainment is also abundant keeping the residents spending in the precinct. There is the
recent addition of the very impressive Concourse, as well as concert halls, theatres,
impressive library and a plethora of high-quality restaurants featuring food from around the
globe.

Always an easy commute to both the Sydney and North Sydney CBDs, the recent
construction of the Chatswood to Epping rail line has seen (in addition to dramatically
improved pubic transport), a major redevelopment of the station precinct with three
residential towers, a shopping plaza and dedicated dining precinct in addition to the already
200,000 square metres of existing retail.
The Interchange’s train and bus lines are estimated to carry more than 15 million people
each year!

numbers sitting around 500 visits per property / per rental. The rental yield is currently 2.3
per cent for houses and 3.44 per cent for units – both a solid level for the current Sydney
market.
Rental demand is historically strong and with low vacancy rates (average 3.5 per cent),
limited supply and many eager prospective residents vying for properties be they houses,
townhouses or units – Chatswood is in high-demand.

So, is Chatswood a property investment opportunity?

First of all, there is absolutely no question about Chatswood’s pedigree location. It sits
squarely in Sydney’s highly desirable lower north shore and has neighbours of equal
pedigree.

It also enjoys some of Sydney’s most direct and efficient public transport routes – both train
and bus making it extremely desirable for those that work in either Sydney or North Sydney.

It has extensive employment opportunities of its own – so residents can live and work in the
same suburb! Residents also enjoy a commercial hub that has all the CBD has to offer – and
more.

Overall rental demand is extremely strong ensuring low vacancy rates, and it enjoys some
the highest median weekly rental returns across the greater metropolitan area.

Finally, Chatswood’s capital growth speaks for itself. 78 per cent over 5 years with 12.3 per
cent currently. While there are no guarantees this level of growth will continue, Chatswood
has, and will continue to perform strongly compared to most Sydney suburbs.

So as a target suburb for property investors – particularly over the longer term – it ticks all
the right boxes.
